  In every home purchase, you need closing costs verification, a lawyer and most times an Appraiser, Realtor and Home Inspector.

   To some it can be a daunting task. We assist with the whole process and can set you up with the industries best.

  Closing costs include lawyers fees, deed transfer tax, oil adjustment cost.....The banks require verification that you have at least 1.5% of the purchase price of the home to ensure closing without fault in your bank account..

  In Nova Scotia, there is also a Migration cost. This is a fee that the Government has added to transfer the Title of the Property into their automated system that guarantees ownership. In the purchase phase this can be paid by the seller or the buyer and cost should be decided as part of the sale negotiation.

   Pre-approval prior to viewing your dream home is a must. We have mortgage brokers that have discounted bank rates and do your pre-approval fast and also for free. Check our rates out on the rates page.
